Peoria, Arizona is 14 miles northwest of Phoenix. It covers a large area of flat desert and sits at the foot of a series of mountain ranges to its north. However, in the 1880s a canal was built to control this flooding, and Peoria began to grow. Much of Peoria was owned by one man, who created a marketing campaign to attract farmers from Illinois to buy land and settle there. Thus Peoria grew into a sizeable farming community. However, because it was farther from Phoenix than other suburbs, its population didn’t begin to increase rapidly until the 1970s, when it began to become an attractive, less expensive alternative to the closer suburbs of Phoenix. It expanded extremely rapidly in the last 30 years and is now a city full of new housing and modern amenities.
Because of the rapid growth in Peoria, it was greatly affected by the downturn in the housing market. Overinflated home values and up-side-down mortgages were the end result of this growth.
